Plans for four houses on former bowling green

A property developer has submitted a planning application to build homes on the former bowling green, which was located behind the Royal Oak pub off Heyes Lane.

Cheshire Housebuilders Ltd are proposing to build four detached dwellings on land to the south of the former public house site at 28 Heyes Lane.

The pub was demolished in July 2011 after planning permission was granted to build four semi detached houses and one detached house (reference 11/1111M). Then in April 2012, permission was granted to build a second four bedroom detached house (reference (12/0862M).

Access to the proposed four detached dwellings would be via the approved access that serves the six dwellings, which are currently built or under construction.

A previous application to convert the Royal Oak into eight apartments and build an additional sixteen apartments was refused in 2003. The scheme included the former bowling green and an appeal of this decision was dismissed in 2004 because of the "substantial loss in the quantity of recreational space as a result of the proposal".

The 2011 application (reference 11/1111M) to build the initial five houses at this site included leaving the former bowling green as it was.

The planning statement to support the application says "It is submitted that there has been a material change in circumstances since the 2004 appeal and that no planning purpose would be served by protecting land that is acknowledged as being amenity land for a now demolished public house. The limited amenity value of the site is provided by its mature trees which would be retained."

The application can be viewed on the Cheshire East Council website by searching for planning reference 13/1259M.

The deadline for submitting comments is 1st May and a decision is expected by 16th May.

Presumably the next argument will be "that no planning purpose would be served by protecting trees that are acknowledged as providing amenity value for amenity land which has now been developed". Give them an inch and they take a mile.

I was told that the " Bowling Green" could not be Built on but must remain as an " Open Space"
and how did the developer get permission to Build the "Extra " detached property ?????
Maybe this is an Ideal site for the Trafford Road Garage It wont cause any problems as it will be in a "Cul d Sac

Typical developer tactics , the whole vista of heyes lane has already been destroyed by the initial development , followed by illegal parking , loads of rubbish on pavements, now more "infill" , well done planners ....

Thank goodness the flats were refused in 2003. I wonder which builder wanted to fill AE with yet more flats............ racking my brain, just trying to think who seems to love a good block of flats and calling them 'apartments'.

this is a disgrace and what's worse is this developer will get his way as they always do and why?
because its only a bit of an old bowling green. this village is unfortunately been ruined by this sort of mentality why not roll it out over the allotments next door whilst your at it oh no sorry that's the parish councils green space to ruin I forgot silly me.

What is wrong with 4 decent family homes with gardens on what is a land locked overgrown piece of land? The new houses on heyes lane are an improvement on what was an under used run down pub.

the original planning stipulated the green space (land locked??! land) had to be kept so the developers are in breach of the original planning. as for run down pub run down on purpose by whom? for what purpose.

Why not develop the land locked bowling green into additional allotments? You can gain acess through the Heyes lane site?

What a shame? spent many happy hours in The Oaks in the late sixties Ronnie was the waiter in those days, and they had a great Juke box. And a fantastic community spirit,and it was run by great people.

As a total outsider now, I see this move as developer greed, its happens all over Britain and will continue to do so if these individuals are not stopped by the powers that be. Drinking habits have changed and so has the tolerance of the law which is quite correct, but the excuse is not to knock down another old Cheshire land mark. The developers might want to see a new Cheshire?, but I have fond memorys of the old place, and feel our retention of the past is all important, and should be fought for.

Mike... you write that the Parish Council will ruin the allotments; in the light of the recent announcement that a new and larger site for allotments IS going to happen, will you offer us a kind word now?
Gordon... I'm glad that you have 'fond memories' of the pub...I moved to AE in the eighties and used the pub, on and off, for years but I always found it to be rather soul-less... going by the often lack of custom, so did many others!

Duncan Have you changed your " Mind" over the last few moths as you said the Developers " Didn't stand a snow ball in hell's chance" so whats changed ???? I am a very suspicious person and wonder in the Realms of Politics has there been a "Slight of hand" ??????
Do we know weather the Developer has got permission ?????
