Have your say on plans for up to 136 new homes off Ryleys Lane

Local residents are being invited to have their say on proposals for up to 136 homes off Ryleys Lane.

Story Homes' has launched a consultation on their proposals for a new residential development off Ryleys Lane. The plans incorporate both safeguarded and greenbelt land.

The site covers approximately 9.1 hectares of land on the south-western edge of Alderley Edge, between Ryleys Lane and Chelford Road, bounded to the west by the A34 bypass.

It comprises three parcels of land, two of which are allocated for housing (Parcel A and B) and one for biodiversity net gain (Parcel C). Parcel A, bordered in blue in the map above, has been identified for development in the Local Plan.

The homes will be a mix of terraced, semi-detached and detached homes, including up to 55 affordable homes along with open spaces, children's play areas, integrated pedestrian and cycle links. Access will be via Ryleys Lane and Sutton Road

This virtual consultation will run from Friday 27 June until Friday  11 July 2025.

All responses will be included in a Statement of Community Involvement, which will form part of our planning application to Cheshire East Council. If the plans are approved, Story Homes expect to start work on site in 2026.

Is Cheshire East determined to create as much congestion and overload both in Wilmslow and Alderley Edge? I would say they are full.

How will the local amenities such as schools and doctors cope with the increased demand?
Are there not better brown filed sites that can be utilised in the area before we concrete over green fields?
Will the residents be made aware of the inevitable influx of car parking from the overused area around Ryley's School?

Why not invite local Alderley Edge resident Peter Higham who was the front of house for Story Homes in the past.

Story Homes are just out to make a quick million or so with no thought about what’s needed with their proposed build. Alderley Edge needs more bungalows, 2-3 bed homes for people to downsize and affordable houses for those starting.
Their plan, of course, trashes some of our green belt.
What we also need is another primary school and another/more GPs. Our state school is over subscribed now. Where are the new kids going to go? The new play area!!!
All of the extra cars and traffic will clog our roads again. Why was the bypass built when they don’t have access to it!
Just stop this proposal as there is no safe access planned. Get a full rethink, with the residents of Alderley involved, and put in a proper, well thought out plan, not just a rehash of old.
