Last chance to comment on housing proposal for Green Belt

Time is nearly up if you want to get involved in the latest round of the Local Plan consultation and have your say on whether a plot of Green Belt land in Alderley Edge should be identified for a housing development of up to 250 homes.

The 'Possible Additional Sites' consultation closes on Thursday, May 30th.

Responses received to the recent Local Plan consultation, in January and February 2013, have revealed a number of possible strategic sites that developers and landowners consider suitable for inclusion in the Local Plan, as well as other strategic sites that have been brought to the attention of the Council in recent months, as the plan-making process has progressed.

These additional sites include Green Belt to the north of Beech Road, part of which lies in Alderley Edge and part of which lies in Wilmslow.

This site has been submitted to the Council for consideration by How Planning, on behalf of the landowners, for the development of 200 to 250 dwellings.

The Local Plan will be finalised this year, which will help to protect Cheshire East from unplanned, unsustainable development throughout the Borough.

Councillor David Brown, Cabinet member in charge of strategic communities, said: "These possible additional sites have been proposed by developers and land interests. We are asking for the views of the people of Cheshire East as the Council has reached no views on the merits of these sites.

"If you are interested in the future of Cheshire East, it is vital that you take the time to give us your views. In progressing the next stage of our Local Plan we need to be sure that we have considered all reasonable alternatives in terms of our strategy and potential development sites."

The latest consultation document can be found at: www.cheshireeast.gov.uk/localplan where you can have your say (both in support or in opposition to these proposals) until Thursday, May 30th, when the Local Plan consultation ends.

The 'Possible Additional Sites' consultation document is also available to view at the library, by visiting Macclesfield Town Hall or the Council's headquarters at Westfields, in Sandbach.

It is clear that everybody I have spoken to in the last 3-4 days whilst canvassing their opinion on this is against green belt being built on. It was also widespread opinion that quite deliberately have Cheshire East council used the 'post your comments on-line option' as a deliberate ploy to reduce the number of objections mainly via a postal vote. This applies especially for people may not have Internet access or be familiar with I.T. and the process, e.g. the elderly. More houses mean more council tax for Cheshire East in the long term, perhaps one could say to cover up the huge wastage of monies from previous failures! The Alderley infrastructure roads, schools, doctors, etc.. would NOT support this and it would also mean Alderley effectively becoming a suburb of Wilmslow with NO green belt in-between.

Having just arrived back in Alderley after over 40 years absence, I was unaware of this proposal until someone dropped a flyer through my letter box less than a week ago.

Is anyone coordinating the protest against this proposal?

I had an A4 leaflet put through my letterbox today, who is doing this fantastic work? I am sure the council have to offer an alternative form of contact method. They can't expect older people to access the website.

The leaflet drop was the work of Cllr Mary Maczkowiak who works tirelessly for the residents of Alderley Edge, and I support her in her work.

I have co-ordinated the Parish Council reply to this proposal, and we have objected on various grounds; the site is part in Alderley, part in Wilmslow and the purpose of green Belt is to separate Towns and villages, so this is a breach of planning policy. We have objected on traffic grounds, amenity grounds - pressure on medical and school facilities.

If anyone would like to read the fuller version of our objection, and to write their own objection, the Clerk will be in the Office tomorrow Thursday and will help you. She will also help to register your objection on-line.

Frank, if you (or anyone else) wants some photographic evidence, I have a couple of photos taken in February this year of the field in flood. The photos were taken from my garden (which backs onto the field).

I have already submitted an objection citing some local knowledge - especially the subsidence of the field - having been born in this house and spending the first 24 years of my life living here.

Frank,
Have just got local paper.Have a read.Richard Barton from How planning states "the land is an underused asset" He has no justification making this statement. The land is agricultural and its use is purely down to the farmers who own it,who by the way get 3 or 4 crops of silage a year from it as winter feed for the herd at Capesthorne. They spend a fortune on weedkiller and fertilizer for the land, not to mention the contractors brought in to harvest the crop.Just because the gen.public see grass growing they don't realise the costs involved. This land is definately not underused as far as a dairy farm is concerned.!
Ms Simms states " the park would provide accessible green space between Wilmslow and Alderley Edge" WRONG !! as most of the housing at the back of the Circuit and Fairbourne Ave and right up to Heyes Lane would be in Wilmslow to start with.
Rant Over.

we wish to object most strongly to the ridiculous proposal to build 250 houses on the land norh of beech road alderley edge. Firstly once green belt is built over there is no going back. Secondly the infrastructure of the village i.e. doctors and schools would never be able to cope with the extra people demanding treatment and education, it is not unusual now to be told there is no appointment available with any doctor for "this week". Lastly where are another approximately 200 cars going to exit from this estate? on to Beech Road? and thence to Heyes Lane and Davey Lane? this idea would seem to be an unmitigated disaster.

Terry,
What can I say?

I am in favour of the Parish Council taking the necessary steps to present a professional rebuttal of this proposal, in all forums, e.g. Planning Applications and the Local Plan Inquiry.

In the meantime, we have registered our opposition to this proposal.

The estate was built many year ago, when cars were few and far between - the roads will physically not take another 250+ coming in & out of it. It is hard enough to get your bins emptied as it is, I am still waiting from last Friday for my green bin to be collected, and 5 time so far this year we have had to go without collections due to the bin wagons not being able to get acces. There are huge parking problems as it is with many of the existing houses having 2+ cars to each house, how will we cope with all the additional contruction wagons and associated traffic ?? Try getting down Davey Lane as it is during term time with all the 4x4's illegally parked

This is a very emotive subject and a lot of the "points" raised against the proposed development are not, to the best of my knowledge, part of planning law. Frank is correct this needs to be done professionally and if need be we have to take expert advice on how to fight this together.

CORRECTION.

In an earlier post I referred to the leaflets put out by Cllr Maczkowiak : she informs me that she did put leaflets out, but Mr and Mrs Carey of the Circuit dropped 600/700 leaflets, and the community should be grateful and thankful for their proactive work.

I'll just fetch a bit of 'umble pie for not understanding that their were 2 leaflets, by different people.

If the Alderley Edge action committee would like to contact us, Hands off Handforth Green Belt residents group, Lisa Reeves has my email address.
We formed in September last year to oppose development on Green Belt land and we have regular communication with other local residents groups which enables us to share our knowledge, experience, correspondence and information on the latest developments at Cheshire East Council, and, keep up to date on the latest Government legislation.
