Plans for up to three homes in Chorley Green Belt

Planning permission in principle (PIP) is being sought for up to three dwellings on land to the north of Knutsford Road in Chorley.

The site, which forms part of the small settlement of buildings known as Row-of-Trees, is located between an existing row of terraces on Knutsford Road, a series of converted farm buildings and the Kingdom Hall of Jehovah's Witnesses.

Two previous planning applications for one dwelling were refused in 2022 and 2014.

The site falls within the Green Belt and is outside a settlement boundary.

According to the planning statement, submitted with the application, "Due to its location in an existing residential area and within an area of existing residential development, the site is considered a grey belt site and suitable for development as it does not weaken the wider green belt, it lies in a sustainable location and is not isolated development, and meets a demonstrable need due to the lack of the LPA's housing land supply.

"The benefits that these proposals would provide are the delivery of new housing within an authority which cannot demonstrate a five-year supply in a sustainable location and in an area where there is already significant established development which would surround the site. There are no other technical considerations which would indicate that planning permission should not be granted. This application is therefore seeking permission in principle for the erection of up to 3no. dwellings on the land."
