Plans submitted for two additional apartments at site of former County Hotel

Work finally started in September 2023 to redevelop the site at Harden Park, which has remained vacant since the hotel's closure in November 2009.

Since then the site has been derelict, the building has fallen into a sorry state of decline and has been subject to a number of incidences of vandalism and theft over the years.

Seddon Pension Fund were granted planning permission in October 2013 for the demolition of the existing building and construction of 14 three bedroom apartments with underground parking.

The scheme including removing the large areas hardstanding which formed the hotel car park, which is situated within the North Cheshire Green Belt, and replaced with soft landscaping throughout.

However, Seddon have now submitted revised plans for the conversion of the underground car park to create two additional dwellings, along with internal alterations and associated external works.

The conversion of the internal car park, and the rearrangement of the internal layout, will create two additional three bedroom dwellings. The apartments no.5 to no.8 are rearranged to create four duplexes with three bedrooms. Lightwells have been provided on the lower level to provide natural light and ventilation along with a fire escape.

Each apartment will have a toilet, store, cloakroom and two apartments with en-suite on the lower level. On the level above they will have a kitchen, dining a lounge, a bedroom with en-suite and toilet. Additionally apartments 7 and 8 will have a study on the lower ground floor.

The proposal includes 36 car parking spaces, previously there were 42.

The former hotel was originally known as 'Arden House' around the 1880s and was a semi detached residential villa set amidst several other Victorian villas within their own spacious grounds, including 'Lindow Grove' now known as The Merlin and 'Merchistown' which became 'Yesterdays' nightclub and has since been replaced with a residential development.

How can the developer submit a planning application now, months after commencing the build, which is now well under way. Does this mean that the builder has already made provision in the build before commencing the actual work, and has a building inspector been visiting the site to ensure that the builder is complying with the authorised plans?

Very good point, but we are taking about Cheshire East planning they tend to run rough shod over what's acceptable.

Surely they will need more parking spaces rather than less?

Perhaps planning think they can park in the village and walk down
