An application for a new care home on the site of a builders' merchant and car wash will be considered by the Northern Planning Committee next week.
The proposal is for the demolition of the existing buildings and construction of a new build care home with associated parking, landscape and access.
The development would include 66 bedrooms to provide nursing and residential care for a range of needs including dementia care within a specialist unit.
Altrincham based McGoff Group Properties Ltd are seeking permission to demolish the existing buildings on the 0.37 hectares of land to the west of Alderley Road and erect a 66-bedroom care home along with 30 car parking spaces.
The care home is proposed to be developed for New Care who have a current portfolio of 15 homes and with others already under construction. The Wilmslow care home will include 66 single bedrooms to provide nursing and residential care for a range of needs including dementia care within a specialist unit.
Once fully operational the new care home will create 85 new jobs comprised of 65 full- time and 20 part-time positions.
In October 2022 planning permission was granted for the partial change of use of the building into café with external decking, ancillary to existing car wash.
Wilmslow Town Council recommended refusal of the application on the grounds of significant over development of the plot, parking significantly below recommended for a care home of this size and out of character for the area, contrary.
The planning officer is recommending the plans for approval at the Northern Planning Committee meeting on Wednesday, 20th August.
Stating "The principle of the proposed development is found to be in accordance with the Development Plan and would deliver 1- bedroom spaces in an appropriate highly sustainable location.
"The delivery of 66 bed care units would help relieve an identified unmet need including the provision of specialist dementia care and would also add to the Council's housing land supply.
"Although taller than immediately surrounding buildings, the proposed design is found to be acceptable in design, incorporating landscaping and tree planting to boundaries.
"Following receipt of additional justification the proposal is considered on balance to be acceptable in terms of parking provision and impact on the local highway network."
