Updated: Plans for new residential development on Congleton Road

A planning application has been submitted for a new residential development on Congleton Road.

Permission is being sought for the demolition of a detached dwelling and integral single garage and the erection of three luxury apartments with integral garages and associated landscaping at 10 Congleton Road.

The proposed development of 2 two-bedroom and a 4 bedroom apartment is one and a half storeys fronting Congleton Road and three and half storeys fronting Lydiat Lane with garage car parking provided at ground level and an underground secure link to the apartments above via a private lift.

The proposed garages would be accessed from Lydiat Lane whilst vehicle access to the site will be shared between the new access off Lydiat Lane, and the existing access off Congleton Road which is to be retained.

This application seeks to replace the current planning approval, reference 14/3909M, from July 2015 for two duplex luxury apartments. To create these three apartments amendments have been made to footprint and design of the building.

Construction work has commenced on the site, which is located within the Alderley Edge Conservation Area, in accordance with the existing approval. The dwelling has already been demolished with trees that have been approved to be removed taken out and tree protection to the remaining tree has been erected.

The plans can be viewed on the Cheshire East Council website by searching for planning reference 16/3569M. The last date for submitting comments is 25th August and a decision is expect by 16th September.

Whilst the revised planning application is for three apartments at 10 Congleton Road, a change from the approved two apartments, the company's website is promoting the project as a development of four apartments.

A local resident has therefore approached the developers asking them to confirm what their intentions are for the development.

Chartered Surveyor Robert Wardell replied "My understanding is that there is a desire to move from a 3 apartment scheme to a 4 apartment scheme if the right conditions can be met."

Do you or anyone here happen to know why the developer's website is showing this development as a four apartment building instead of the two currently approved or even the three being now applied for?
The website is http://hc-developments.co.uk/no-10-alderley-edge/
The Sales Brochure and Floor Plans there clearly show four apartments.

Same ruse as the old County hotel which he also owns..

Apply for one thing and then go for variation to something bigger..
