Plans for further development at Horseshoe Farm

A new planning application has been submitted to Cheshire East Council that seeks consent for various aspects of development at Horseshoe Farm, off Horseshoe Lane.

The site is now home to Select Business Centre, which consists of three buildings which were redeveloped by Huntsmere out of the former agricultural buildings associated with Horseshoe Farm and farm shop.

Two of the units are existing buildings, given planning permission in June 2012 for external alterations and change of use from mixed agricultural, business and storage to commercial offices and storage. The third unit, given planning permission in January 2013, is a new office that replaced the existing farm shop. The buildings form a courtyard providing a central parking and circulation area.

Over the past 12 months Huntsmere, which is a locally based development company, has expanded and Select Property has been set up to operate development projects focused largely in the student housing sector. To support the growth of the operation, the business has purchased the farm house in order to demolish it and build additional offices as well as provide further parking spaces. The application also seeks permission for an extension to the rear of two of the existing units.

The current proposal is for a two storey extension to the existing converted units, situated at the back of the site; the demolition of the existing house to be replaced with a new office which will accommodate a staff canteen and hospitality space; a freestanding 'pod' which will accommodate a sample unit of the student development; external amendments to the two converted units and consent for landscaping works to the whole site.

The proposed new office is 15% larger than the existing farm house and the number of car users will increase by approximately 30 vehicles.

The deadline for submitting comments is 4th September and a decision is expected to be made at a meeting of the Northern Planning Committee on 1st October 2014.
