Plans to replace B&B with four houses refused

Plans to replace a Bed and Breakfast located within the Green Belt, on the periphery of Alderley Edge with four terraced houses have been refused.

Permission was sought on behalf of Acacia Property Developments Ltd to demolish the existing dwelling, Mayfield, garage and outbuildings on the Wilmslow Road site which adjoins Ryleys' playing field.

The proposal was to replace these with 4 three bedroom family homes of between 1,025 and 1,085 sq ft, over two storeys. Each house would have two car parking spaces to the front of the development.

Cheshire East Council refused to grant permission on the grounds that "the scale, bulk, massing and the increased intensification of the site the proposed development will have a greater impact upon the openness of the Green Belt and the purposes of including land within it than the existing development. The proposed development is considered an inappropriate form of development within the Green Belt, as defined by the Development Plan and Chapter 9 of the National Planning Policy Framework and would cause harm to the objectives of those policies."

The Parish Council had no objection to this application.

The planning application can be viewed on the Cheshire East Council website by searching for planning reference 13/4540M.
