Nearly £6m paid out in bypass claims so far

Nearly 200 local residents have received compensation from Cheshire East Council (CEC) over the building of the Alderley Edge Bypass.

The Council have received 345 claims under Part 1 of the Land Compensation Act 1973 from residents who claim that the bypass has devalued their home due to physical factors such as noise, artificial light, vibration and fumes.

I obtained figures via a Freedom of Information Request (FOI) which showed that 197 claims have been settled and the Council has paid out £5,849,275 so far. The largest single payment to date is £160,000 whilst the smallest payment has been £1000.

However, 148 claims remain unsettled. The average payment to date is £29,691.75 so if we use this figure as the average for the remaining claims then the total bill would exceed £10 million.

Given the road opened in November 2010, the window for compensation claims will not close until 2017 so residents still have several years to make claims under the 1973 Land Compensation Act.

Staggering sums of money. Lucky people. Would not mind the bypass coming near me as it's never really that busy. Enjoy spending.

Compensation for what ?

These council people are just giving our money away willy-nilly.

I suppose if you had a house right next to where they have built the by-pass, then I can understand a payment being made, but many of these claims are from people who have not been affected in any way whatsoever.

Did a Claims Company get involved and ask all the potential claimants for their views and support, so they could make a combined (and stronger) representation claim against the council ?

How many of the claimants are Cheshire East Councillors, Alderley Parish Councillors or Wilmslow Town Councillors?

Considering the by pass had been on the books for yrs and suprising it was not a nasty shock for anyone when it arrived i cannot see why compensation should be paid to anyone except those that were living there yrs before the plans were finalised .

David, Pete and Graham. I am glad it's not just me that thinks it. Did not want to be accused of sour grapes but these amounts are obscene. Very interesting to hear if any of the mentioned Councillors will be willing to say how much they got, especially those that fought very hard to get the bypass.

I will fess up. As the former County Councillor who steered the bypass through its last 10 years before construction started.....

My mum's house is pretty close to the Bypass and she has been hounded by the no win - no fee brigade offering to get her shed loads of money.

From the off I have said that people who have real claims should use local solicitors and not the outsiders circling like vultures.

And I have persuaded my mum that she is not affected by the bypass in any way and that no claim should be brought.

How many of our services will be cut to pay for this ? Best watch where you allow future development CEC or we may all want to hire a really big vulture when our property prices plummet after you've flooded the market (greenfields) through the urbanisation of Alderley and Wilmslow.

I've been passed this article from Somone as I'm concerned about the airport relief rd that's going to be coming through my area and passes my back garden within about 50 yards, now having ridden the bypass in Alderly that's always empty lol there doesn't seem to be any homes very close as far as I'm aware,isn't it all fields?
Now I know the value of property etc is a big difference to hazel grove where I live but could anyone who's had compensation from this bypass going in please give me some advice about how and what you did as I'm pretty much certain this link rd from the airport is going to go ahead and I'm very concerned as it passes my property very close and we don't know what to do regarding compensation, we're constantly getting letters from solicitors asking to act on our behalf etc but just don't know what to do!
Any advice would be fantastic.
