Doctors confident medical centre project is achievable

Staff at Alderley Edge Medical Practice are confident that a new medical centre is achievable as long as everyone involved in the project works with a sense of urgency.

Dr Edwin Thompson told alderleyedge.com "At the end of August the newly formed NHS England confirmed that it will provide funding of £500,000 to be used as advanced rent once the new medical centre in Alderley Edge has been completed. This money is provided for in NHSE's 2014-15 budget, so this means that the building has to be complete and ready for occupation by 31st March 2015.

"All the parties involved - Alderley Edge Parish Council , NHSE and Alderley Edge Medical Practice are confident that this is achievable provided that everyone works with the necessary sense of urgency to overcome any obstacles along the way.

"Now that NHSE funding is in place, the focus of the project has shifted to funding the building itself and getting the building work started as quickly as possible. The Parish Council is now in discussions with Emerson to agree the best way to get the necessary detailed specifications drawn up and to get the build under way.

"Draft legal agreements have been drawn up by NHSE and the Medical Practice and passed to the Parish Council's solicitors for negotiation and completion. The Parish Council is in discussion with suitably qualified third parties to finalise the management of the project."

I particular concern with the above quote:

At the last, I have heard the redevelopment of the hall would amount to £2-2.5million.

If the £500,000 from NHS is merely a 'Rental Advance', how on earth are the parish council going to recouped the cost of redevelopment plus all the interest payment.

Has anyone done a 25 years projection of interest + repayment against rental income. Basic Return of Investment projections. At the moment, I see major flaw in the plan, especially when the repayment are rely upon rental income.

I really shocked that no one has ever asked why the Parish Council need to pay for this, I don't see why the good people of Alderley whom has paid their fair share of tax, need to pay for a 'fit for purpose' medical centre. It should be provided for and full stop.
