The council have produced a draft “local list” of buildings and structures which are considered of local importance yet do not appear on the English Heritage statutory list.

The List of Locally Important Buildings Supplementary Planning Document is being produced to enable those buildings or structures to be closely watched and to influence the planning process in relation to them.

However, inclusion in the list does not afford any additional statutory protection or grant aid, but it is intended that every effort will be made to conserve those buildings and structures in order to benefit the Borough as a whole.

Buildings included on the draft local list for Alderley Edge are De Trafford Arms, the Sorting Office, the War Memorial, the Festival Hall and nine residential buildings.

Where an application is submitted to the Council for alteration, extension or
demolition the special interest of these buildings will be taken into consideration and its local listing status will be a material consideration when determining the application.

Cheshire East have stated they are “committed to protecting local heritage and as such will always favour the retention of a locally listed building where practicable.” Normally, loss of the building will only be permitted if the Council is satisfied it is beyond reasonable repair.

The draft List of Locally Important Buildings Supplementary Planning Document will be the subject of public consultation until Monday 22nd February 2010. In addition to being available online hard copies are also available at the library.

Anyone can nominate a building for inclusion on the local list providing it is substantially unaltered and retains the majority of original features. In order to be considered a nominated building must meet one of more of the following criteria: Architectural or historic character, historical associations, display evidence of local distinctiveness, group value or townscape value.

Nominations should include as much information as possible in order to allow officers to make an informal decision, before formal recommendation to members. The type of information required is: Name and address of the building, reason for nomination, at least one digital photograph of the entire building and any available history of the building.

Before nominating a building for inclusion on the local list you should check it doesn’t appear on the English Heritage statutory list on Heritage Gateway.
