Property prices updated

We have just updated the property prices section with the latest data from the Land Registry. The property market certainly appears to be moving again following a disastrous March, which is the only month on record where no sales were completed in Alderley Edge since records began in January 1995.

As the graph above illustrates both April and July showed encouraging sales volume with 14 and 11 transactions respectively. To put that in perspective the best month during 2008 was 10 transactions. It should be noted however that sales volume in 2008 was half that of the previous year.

Looking more closely at the sold prices it is interesting to note that the top end of the market appears to be quiet so far this year, with only one sale taking place over £1 million. This has meant that the average sales price for 2009 is currently well below recent years. This of course could change quite significantly if just a few high ticket sales are included in the figures in coming months, such as the reported sale of Ronaldo's home to the new Manchester City signing Emmanual Adebayor for £5.5 million.

Another interesting observation is that 5 of the 35 completed transactions since the start of April were sold at a price below that of the previous purchase price. The sale of 51 Trafford Road for £1,150,000 in April represented a discount of £250,000 (17.9%) compared to its purchase price of £1,400,000 less than two years previous in October 2007.

We have just performed another update and latest numbers are again encouraging. Please note that due to the delay in some transactions being recorded by the Land Registry some of the numbers discussed in the article above are now out of date. For example the number of sales for April has now jumped from 14 to 20. That makes April the busiest month in terms of the volume of completed sales since June 2007!
